Scope: General information only. This guide is not legal, engineering, planning or investment advice. Requirements and official records can change; obtain current records and advice from qualified professionals before acting.

01

Start with the authority record

APCRDA publishes a dedicated Amaravati Master Plans page containing the detailed master plan and zoning material. Begin there rather than with sales material or a reproduced map. Record the document title, issue or notification date, legend and download date because plans and regulations can be amended.

A master-plan designation describes the planning framework. It does not by itself prove ownership, development permission, building permission, environmental clearance, RERA registration or the availability of infrastructure to a parcel.

02

Parcel-to-plan workflow

  • Confirm parcel identity using current survey/subdivision numbers, village, mandal, district, extent and georeferenced boundaries. Reconcile deeds, revenue records and the ground survey; similar project names are not identifiers.
  • Locate the parcel on the official detailed master plan and zoning plan. Read the legend and all applicable zoning regulations, overlays, road reservations, water bodies, buffers and public-purpose designations.
  • Check access as a legal and physical question: title to the approach, notified road width, proposed road lines, intersections and whether any road or utility land must be surrendered or assembled.
  • Request current written planning information or permission records from the competent authority where available. A portal screenshot should be retained with its URL and retrieval date, but confirmed against the underlying order and approved drawings.
  • Create a permission dependency table covering layout/development permission, building permission, fire and utility requirements, environmental/other statutory clearances where triggered, and RERA registration where the Act applies.
  • Compare every marketed statement with the exact official record. State “proposed”, “applied”, “approved” and “completed” only when the underlying evidence supports that status.
03

Documents to ask for

  • Title chain, encumbrance material, survey and mutation/revenue records, with independent professional review.
  • Official zoning extract or authority response; sanctioned layout/development permission and conditions; approved drawings and validity/renewal records.
  • RERA project page and registration certificate where applicable; quarterly updates, declared completion date and promoter disclosures.
  • Environmental, fire, airport/height, water, sewerage and other approvals where applicable to the site and proposal.
  • Infrastructure agreements, charges and phasing commitments; completion/occupancy records for completed work.
04

Red flags that require resolution

  • Parcel boundaries that do not reconcile across title, survey and plan documents; reliance on an undated map crop; a proposed road described as operational; an application number presented as an approval; expired permission; approval issued to a different parcel, phase or entity; or a RERA number that does not match the official portal record.

Karaa project context

Karaa’s Karaava Community page currently describes the project as being at planning and due-diligence stage. This guide does not add an approval claim. Readers should use the project page for Karaa’s current disclosure and official portals for authority records.
